Home Inspections
Performed by an ASHI certified home inspector is an evaluation of the exterior surface components of the home, the roofing surface and related ventilation components, the exposed surface area of the chimney, the main distribution panel box and exposed related components of the electrical system, a visual inspection of the HVAC system, hot water heater and related plumbing components, exposed foundation walls, sub-flooring, interior windows, doors, bathrooms, kitchen area and an evaluation of the attic area. Once the inspection is completed a four-color report will be provided via e-mail along with any other related reports that we are contracted to provide. Our inspections are conducted in accordance with the Standards of Practice and Code of Ethics of the American Society of Home Inspection (ASHI) and a copy of the Standard of Practice are available upon request by Visiting the ASHI website at www.ashi.org.

The low range reflects a two-bedroom apartment with a HOA in place; the upper range is for a 4,000 SF home. Please note that the cost of an inspection will reduce when other services are added. Thermal Imaging Scan
This service allows our inspectors to use the Flir E-7 thermal imaging camera to detect and photograph thermal indifference within the home. We scan the main electrical panel box for overheated electrical components, walls and celling surfaces for hidden moisture intrusion or missing insulation, the heating and cooling supply ducts for proper functionality, the attic area for pest nesting and the flooring if radiant heat is present and functioning properly. Pictures will be provided within your home inspection report and defective concerns identified so repair or further evaluation can be conducted.

Wood Destroying Insect Inspections
Required by most lending institutions, this inspection is conducted by a certified inspection professional that evaluates the accessible interior and exterior structural components of the home for termites, carpenter ants and other wood destroying organisms. Once completed the inspector will provide you with a verbal assessment of the property and a report (NPMA-33) will be e-mailed to you once the inspection process is concluded.

Radon Testing
Performed by a Pennsylvania Department of Environmental Protection certified radon tester, this is a minimum 48 hour test that is administered in conjunction with EPA protocol for the style device used on-site. A-STAT Inspection Services is currently certified to use the Continuous Radon Monitor, Sunuclear 1028 to measure radiation within the home. The test will be started at the time of the inspection, unless arranged to be placed in advance and collected after a minimum 48 hour exposure. A report will then be generated and distributed to you via e-mail.

Indoor Air Quality
This is a non-invasive inspection and test of suspected infected areas of a property. A water intrusion evaluation is performed to look for signs of moisture intrusion in the basement, around windows and doors, under sinks and in the attic area(s). Signs of possible microbial growth will be documented and a tactical approach to sample collection will be decided upon. Types of sample collections will be made with the use of airborne spore traps, tape lift products, swabbing material or the collection of physical sample material. All samples are collected in accordance to manufacturers specification, documented on a chain of custody and sent to an accredited lab for evaluation. The lab will generate the report and further direction will be provided, if any is required.

The low range reflects a three sample collection on a typical 2500 SF home that is being performed in conjunction with a home inspection. Additional samples are provided at $30.00 per sample. The upper range reflects the charge for a typical 2500 SF home without a home inspection being performed.
Sewer Lateral Scan
The sewer lateral, or as it is known to most of us as the main waste line, this pipe connects the home to the surrounding waster collection system. Manufactured of cast iron, clay, orange burg, ABS or PVC, this plumbing component can be deteriorating, shifting or can be clogged as a result of tree roots or unauthorized use. Through the use of our 100 FT HUNNGETION camera we can access this component of the plumbing system at an accessible access point and view the condition from our remote screen. Pictures will be taken and documentation will be provided in the home inspection report.

Well Water Testing
Generally performed on homes with an on-site well(s) that provides the water for domestic consumption within the home. The testing of the water can provide information about the PH, metals, domestic chemicals, bacteria, arsenic and other areas of concern that are requested by the buyer. The collection of the sampels and the tests performed are done by a third-party vendor and reports are provided within 5-7 business days.

The low range reflects the cost of the service to pickup the samples from the job site and evaluate them for PH level, bacteriological, domestic chemical and arsenic. The higher end reflects additional servies that require further testing and evaluation.
Septic Inspection
Generally performed on homes with an on-site waste management system as opposed to those that are connected to the public system. This inspection is performed by a third-party vendor and reports are provided within 2-3 business days.

The low range reflects the cost of the service when all components are accessible, and the home is currently occupied. The high end reflects the inspection and a hydraulic load test when water must be shipped to the site. Inspection Reflection Video
This video product is unique to our company and is produced at our discretion. The video provides the buyer(s) with a view of the important components that can be found at the exterior of the home (i.e. electric meter, gas meter, oil port(s), condenser / compressor(s)), the roofing surface, the main electrical disconnect, the water disconnect, the mechanical disconnect and the attic area. The product can be provided when three or more services are ordered or can be ordered separately and used in the absence of the buyers and / or family members.

Drone Services
Drone services, pictures and video are provided only by an FAA approved certified remote pilot. Videos / pictures of the subject property, land, roofing surface and / or chimney(s) can be captured from 10 FT – 150 FT and are provided via e-mail or Vimeo posting.
